Why we started this

We have spent seven years running short-term rentals in Walkerville. Four properties, thousands of nights, every possible version of a Saturday going wrong: a furnace that quits in February, a guest locked out at midnight, a cleaner who cancels an hour before check-in, a tenant with a leak under the kitchen sink.

What we learned is that owning property is not really one job. It is a general contractor's job, a customer service job, a pricing job and a maintenance job, and most owners are paying four different companies to do them badly and slowly. The management company does not do trades. The trades do not do lawncare. Nobody answers the phone on a long weekend.

Distillery Management is the version we wanted to hire. One team that manages the property, fills it, cleans it, cuts the grass, and has licensed electricians and licensed plumbers on staff for the moment something actually breaks.

What we do

ServiceWhat it covers
Property management Full management of residential and small multi-unit properties: rent collection, tenant relations, inspections, maintenance scheduling, vendor coordination, and owner reporting. You get one point of contact and a clear monthly picture.
Rentals & leasing Listing, photography, pricing, showings, screening and tenant placement. We fill the unit with someone who pays and stays, and we handle the paperwork end to end.
Airbnb & short-term rental management Listing creation and optimisation, dynamic pricing, calendar and channel management, guest communication, turnovers, restocking, reviews and damage claims. Built on seven years of running our own.
Lawncare & grounds Mowing, trimming, spring and fall cleanups, leaves, beds and hedges, snow-season planning. Scheduled so the property always looks like someone is paying attention to it.
Electrical Licensed electricians on our team. Fixtures, outlets, switches, panels, exterior and landscape lighting, smoke and CO detectors, EV charger installs, and code-compliant fixes for inspections and insurance.
Plumbing Licensed plumbers on our team. Leaks, clogs, faucets and fixtures, toilets, water heaters, shut-offs, laundry and dishwasher hookups, and the winter emergencies that do not wait until Monday.
Cleaning & turnovers Our own cleaning team handles guest turnovers, deep cleans, move-ins and move-outs, and listing preparation. Same standard we hold our own properties to.
Maintenance & repairs Drywall, paint, doors, locks, appliances, seasonal checks, and the running list of small things that quietly turn into big things.

Airbnb and short-term rental management

This is the part we know best, because it is the part we do for ourselves every day.

Running a short-term rental well is a pricing problem wearing a hospitality costume. Most owners set a nightly rate in January and leave it there, then wonder why they are empty in March and sold out at half price during a festival weekend. We manage rates against real demand — events, weddings, border traffic, the county's wine season, the weeks when Detroit fills up — and we adjust as the calendar moves.

On the operations side: guests get answered quickly and properly, turnovers are staffed by our own cleaners rather than whoever is available, restocking is tracked, and maintenance issues get fixed by our own trades instead of waiting on a contractor who may or may not call back. Reviews are managed, damage is documented, and owners get a straight monthly report.

We also help owners decide whether short-term is even the right answer for their property. Sometimes it is not, and a good long-term tenant earns more with a tenth of the work. We will tell you that.

Long-term rentals and property management

For owners with long-term tenants, the job is quieter but the failure modes are expensive: a vacancy that drags, a tenant who should have been screened harder, deferred maintenance that becomes a claim.

We handle the full cycle — marketing and showings, screening, leases, rent collection, inspections, maintenance and renewals — and we keep the property in a condition that holds its value. Because the trades are in-house, repairs happen in days rather than weeks, and you are not paying a management fee to a company that then marks up a subcontractor's invoice.

Trades under one roof

This is the part that makes the rest of it work. Most property managers are coordinators: they take your call, add a fee, and phone someone else. When the someone else is busy, you wait.

We have licensed electricians and licensed plumbers on our team, alongside our cleaning crew and our lawncare crew. A no-hot-water call on a Sunday is a dispatch, not a search. A failed inspection item is a scheduled fix. A listing that needs new lighting before photos gets it done the same week.

It also means one invoice, one schedule and one accountable party. When something goes wrong, there is nobody to blame but us, which is a much better arrangement for the owner.

Lawncare and grounds

Curb appeal is not vanity — it is the first thing a tenant, a guest and an appraiser sees. We keep lawns cut, edges clean, beds tidy and leaves gone, on a schedule you do not have to think about. For short-term rentals it shows up directly in photos and reviews; for long-term properties it is the difference between a building that looks managed and one that looks abandoned.

Where we work

Distillery Management serves Windsor and Essex County. That means Walkerville and the Distillery District first — it is our neighbourhood and where our own properties are — then Windsor proper, Tecumseh, LaSalle, Amherstburg, Belle River, Kingsville and Leamington.

We are a local company with local crews. If you own property here and live somewhere else, that is exactly the situation this is built for.

How pricing works

Management is quoted on the property, not on a menu. Short-term rental management is a percentage of revenue and is priced against how much of the operation you want us to carry. Long-term management is a percentage of rent. Trades, lawncare and cleaning are quoted per job or on a recurring schedule.

Email us with the address, the unit count and what you are trying to solve, and we will send back a real number. No sales call required.

Common questions

What does Distillery Management do?

Distillery Management is a Windsor–Essex property management company offering full property management, rentals and leasing, Airbnb and short-term rental management, lawncare, cleaning, and licensed electrical and plumbing services.

Do you manage Airbnb properties?

Yes. We handle listing setup and optimisation, dynamic pricing, calendars and channels, guest communication, turnovers and restocking, reviews and damage claims. We have run our own short-term rentals in Walkerville for about seven years.

Where do you work?

Windsor and Essex County — including Walkerville and the Distillery District, Windsor, Tecumseh, LaSalle, Amherstburg, Belle River, Kingsville and Leamington.

Are your electricians and plumbers licensed?

Yes. We have licensed electricians and licensed plumbers on our team, so electrical and plumbing work is done in-house rather than subcontracted out and marked up.

Do you take on single properties, or only portfolios?

Both. One condo, one house, a duplex or a portfolio — the service scales, and the quote scales with it.

Can I hire you for just one service?

Yes. Plenty of owners start with lawncare, cleaning or a plumbing repair and never need the management side. There is no bundle requirement.

What does property management cost?

Long-term management is priced as a percentage of rent and short-term management as a percentage of revenue, both depending on scope. Trades, lawncare and cleaning are quoted per job or on a recurring schedule. Email the address and unit count for a real quote.

Do you help owners decide between long-term and short-term rental?

Yes, and we will give you the honest answer. For some properties in Windsor–Essex a long-term tenant earns more with far less work, and we would rather tell you that than sign you up for the wrong service.
